So you are planning a remodel or addition and are wondering about whether you should try to manage your building project on your own to save money.

There are a lot of web articles on the internet that tout how to save money by self-managing your build and give you all kinds of advice on how to carry it out. Because of this, it is all too easy to make the superficial assumption that anyone can general contract if you have people skills, are well organized and are good at planning. However, not everyone has the construction knowledge and experience to do the job efficiently and can end up, at best, wasting more money in the end or, at worst, end up with legal issues and failing workmanship.

When looking to the internet to answer the question of whether or not to self-manage your project, consider the source. To what end is the person writing the article? What experience do they have to back up their statements? If the writer offers up advice based on their own success managing their project, consider their set of circumstances and ask yourself this question before jumping in with both feet…Do I have the right mindset, enough experience and the right circumstances to be successful?

To help you make the right decision for your situation, it is important to, 1. know your strengths and your limitations, 2. understand the responsibilities involved in managing a build and 3. be aware of the risks:

1. KNOW YOUR STRENGTHS AND YOUR LIMITATIONS

You’ve heard of the saying, “you either have time, or money” (well, okay, the top 1% earners probably have both). Most of us spend our working lives trying to achieve a balance between the two sides of the “time: money” spectrum. If you happen to be rich in time, it can be very a rewarding and valuable learning experience to take on the challenge of managing your own building project, providing you are prepared for a challenge and understand the realities of taking on this kind of responsibility beforehand. For those who have money in the bank and work full-time weeks, self-managing your home remodel can get exhausting and very time consuming because, for the duration of the planning and building process, you will be taking on another job hiring, scheduling and managing multiple trades, applying for permits, picking up building materials and ordering products. Hiring a contractor to manage your home remodel can take a huge load off you shoulders and let you enjoy the process more, while affording you the time to make well thought out choices. Yes, it will cost more money you would otherwise pay to complete a self-managed project (assuming you stay on top of everything and make no costly mistakes). But if you have money and time is a rare commodity in your life, then you are paying for that trade-off.

Let’s do a little role playing for a moment and pretend you are applying for a position as a general contractor. Let’s say you found a job posting announcing that a construction firm is looking for a resourceful, self-motivated, highly organized person who likes taking on new challenges… does it sound like you?

The winning candidate possesses exceptional interpersonal and negotiating skills and has the ability to make quick, on the spot decisions. Schedule flexibility and possession of a vehicle are required to meet with sub-trades at the building site on a weekly basis to supervise all operations. Previous experience with and knowledge of building construction processes and current building codes is an asset…If you checked off all these boxes, then self-managing your own build might just be up your alley. Here are the duties involved in managing a home remodel:

3. BE AWARE OF THE RISKS

One thing that most people take for granted is when you hire a contractor to manage your build, you off-load any financial risk from your shoulders, should something go wrong. It is the responsibility of the general contractor to build a detailed scope of work and building estimate as well as foresee any potential problems that might arise in the future to limit project creep and keep the project on budget and on schedule. Should any problems or failings occur with the workmanship or a sub-trade skips town with your money, it is the responsibility of the contractor to eat those costs. This is why experienced contractors are equipped with a roster of sub-trades that they work with regularly and trust to do the job right because they know it is on their shoulders should anything go wrong. When you opt to take on the role of general contractor yourself, unless you are well connected with the construction world or have a lot of handy friends, you will have to research and interview several bidders before you find the right fit. In addition to this, it is important to note that sub-trades will bid lower to general contractors they trust because they know the risk of failure is low. When self-contracting, you assume the risks of any mistakes or failures that may arise by not foreseeing potential problems. When you hire on a contractor, you are not only getting access to someone with experience and knowledge about the processes of construction, but you get access to the relationships that they have already established with experienced sub-trades. If you decide to take on the job yourself, you are responsible for any mistakes a sub makes and will pay out of pocket for this. You are also more vulnerable to being cheated out of your money should a sub with malicious intent catch on to your inexperience and either charge you through the roof for their service or take your money and run. For more well-meaning subs, they may see your project as high risk and pad their quotes to give them a buffer in case a problem arises (they have to protect their own interests as well). When you pay an established contractor to manage your project, you are not only paying for their time to schedule and manage subs efficiently, but also for risk mitigation, and the peace of mind knowing that your home is in capable hands.

You will gain this knowledge by asking lots of questions, doing your research and being open and attentive to the information experienced contractors can give you during preliminary consultations. It is also very important that you are comparing ‘apples to apples.’

BE REALISTIC:

Figure out what you want to accomplish and communicate your expectations clearly with your contractor before signing a contract. For example, if you know you have champagne tastes and a beer budget, then communicate that with your contractor and be honest about your financial situation. They will decide if they can carry out the project to meet your expectations. For example, if you think you can build a custom kitchen for 20k, but the contractor you are interviewing tells you that it can only be done for 30k, then ask them to elaborate on how they arrived at that number. Ask yourself how you arrived at your number. Did you research current retail prices for materials and finishings or did you arrive at your number based on the info you got from your neighbour who remodeled their kitchen a year ago? You may need to re-evaluate your expectations, adjust your budget or shop around for a new contractor who is confident they can do more with less (and can prove it with reliable references).

So you are thinking about re-modelling your dated kitchen and need to know how much money to allocate to the project to see if it fits your financial situation. The first thing you might do is sit down at your computer and type in the question “what is the average price of a kitchen remodel?” Before you enter into this rabbit hole, consider this: The danger of looking to the internet for ‘typical price ranges” for a remodeling project is that price ranges can run the gamut from 12k to 125k and higher, depending on the region contextualized in the article and what is considered to be a ‘remodel’. For example, a recent article from 2021 featured a price range of 12-25k in their introduction, but when if you read deeper into the article, the average soars up to 65k to 135k with a note stating price ranges depend on the region, yet no further information is given on the other factors that drive up prices. In short: every little thing you do will cost you money.

Another area one might look to find information to begin their budget research is talking to friends and neighbours who have recently remodeled their kitchens. This can be a good place to begin your research as long as you don’t end the conversation at the number. If your friend recently had their kitchen remodeled and told you that they had it done for 30k, ask them if you can take a walk through of their kitchen and ask questions about what sort of changes they made and the materials they purchased. If you’ve seen their kitchen and it looks great and you figure that you can remodel yours for the same amount, before you start using your neighbour’s kitchen as your benchmark for building your own budget, make sure you are actually comparing ‘apples to apples’:

  • Square Footage: If the square footage of your kitchen is larger than your neighbour’s, already that will tell you that materials are going to cost more. Most materials and installation costs are based on square footage.
  • Layout Changes: Ask your neighbour what changes they made to their kitchen. For example, did they work with the lighting they had in place or did they add new lighting fixtures or re-work the electrical layout? Did they re-locate appliances and re-work their entire layout or did they work within their existing layout?
  • Pricing out finishing products: Comparing quartz to quartz for a countertop may seem like an equal comparison, but there are many details that affect the price of a quartz counter top, including the quality of the stone, the ratio of stone to filler, thickness and overall look, resulting in different price levels. After that, finishing touches such as the type of edge work and amount of holes and fittings being cut into the stone will affect the final price of a countertop, not including the price of installing it. When building a counter into your budget, it’s important to know what your benchmark for quality is and the overall look you desire and then research the products. If you aren’t sure yet, ask you neighbour if they know what kind of quartz countertop they have and ask if you can take a look at it. If it is an entry level quartz product and you like the look, ask to take a picture of it and bring it to a retail showroom and ask the sales agent if they can give you similar samples to look at within that quality level. Then you will be comparing apples to apples.

Find a contractor who can meet your project goals within your budget.

Before you even have a conversation with a prospective contractor, do your research on them first. Look at their project portfolios and check online reviews and ratings on them. A good and experienced contractor will have real images (not just stock images or digital renderings) of completed projects displayed on their website. If their work lines up with your goals and expectations, then initiate a conversation with them. Ask if they are able to meet your project goals and ask them to price out the job based on your expectations. If the contractor returns a price that is over your projected budget, consider re-thinking your scope of work or re-evaluate your expectations. If you have more time than money and are confident in your ability to manage a building project, you can cut costs by taking on the responsibility of the project. That being said, it is a good idea to consider the pros and cons of taking on the responsibility of managing the project vs. hiring a contractor (for more on this topic, check out: Should I manage my home remodel on my own to save money?). Otherwise, openly communicating how you would like to see your project carried out within the initial meeting with the contractor will give them the opportunity to be honest about if they can meet your expectations. Beware of contractors who promise the world (especially if their estimate is lower than other contractors). Experienced and honest contractors who price your job realistically are well worth paying a higher price for in the long run.

That being said, be aware that there is no standard price for a building project. Building costs are unique project to project and depend on a lot of variables, including but not limited to the following:

  • Current market value of materials (markets can change month to month, even day to day!)
  • Labour hours required to carry out the work (labour hours fluctuate depending on jobsite and weather conditions, for example.)
  • Project type (new builds vs. remodels, condition of the existing structure, age of the home and size of space are just some of the variables affecting project costs)
  • It’s all in the details: the amount of prep work required to achieve a desired overall look will drive up costs.
  • Whether current plumbing and electrical systems need to be re-located, and the complexity of the system being installed.
  • The quality of work and finishings required to achieve the desired look .

That was before I became a homeowner and new parent four years ago. Those are two big life decisions I willfully put off for years, happening all at once. Barely five years into being a first time home-owner and parent I now find myself face to face with ‘the five year plan’. For someone who has (up until now) moved through life according to the phrase “Life is what’s happening when you’re busy making other plans”, I’ve never been comfortable with the five year plan. Last night, however, while I was about to drift into sleep, my partner nudged me and quietly asked me if I liked our house. That simple yes or no question switched my brain on faster than a click of a mouse would a computer screen in sleep mode, pushing me into a swirling rabbit hole of latent future scenarios and effectively ending any chance of actually getting a good night’s sleep. When my brain finally landed on solid ground, I was left with the uncomfortable answer of “I love our house, but we will probably outgrow it over the next five years.”

HAVE WE REACHED THE FINAL FRONTIER WITH OUR HOME’S LAYOUT?

Five years ago we bought a charming 1100 sq. foot character home with a large front garden and screened in front porch. Located in one of Winnipeg’s original settler neighbourhoods under a shady canopy of elms. During our first viewing of the house, I was instantly brought back to my childhood spent playing in the streets while my parents planned block parties and borrowed sugar from the neighbours. Front yard interactions were part of my everyday life- idyllic! In our current neighbourhood, fireside drop-ins, over the fence chats and porch breakfasts are a standard. We have grown to love our neighbourhood.

And yet, as we spent the last five years raising our babies in our little ‘gingerbread home’, my original appreciation of the labyrinthine 1900s layout and the closet sized single bathroom has slowly become edged out by the constant shouldering into door frames and lack of storage space. We have three bedrooms, two of which by today’s standards could barely qualify as a bedroom.

This is not my beautiful house… but it’s about the same size! We will need to expand our living space as our family grows.

My partner is a musician and collector of all things musical, so his need for storage space has always been a source of frustration. For myself, a resolved introvert having spent much of my youth travelling, I am a collector of experiences. As a consequence, my possessions are as flighty as I am. Though my need for storage space is low, my introverted tendency makes up the difference with a pent up desire for a quiet place that is all my own. So as a result of that simple question, I am now faced with making a decision on whether to invest in expanding our house or move to a bigger one.

BUILD OR SELL-3 MAJOR CONSIDERATIONS:

Like anyone facing a difficult decision in the internet age, I have asked the internet for advice. There are a lot of useful blogs on the subject from banks and home improvement sites. I boiled my research down to 3 Three Major Considerations when deciding whether to invest in your current home or move: Emotional Ties, Spatial Logistics and Financial Viability. I’ve always found the ‘Pros and Cons’ list to be a useful decision making tool (good for indecisive types like me!), so I’ve dusted it off to break down the problem further.

Below is a list of questions to ask yourself as you make up your Pros and Cons list. But be sure to write your answers down so you can see where things are out of balance. It’s my hope that my journey toward making this life changing decision might jiggle loose a biggle ball of an idea into your head and help you with yours. So together, we jump into the well… when we come out on the other side, we might just land on a decision once and for all!

1. EMOTIONAL TIES

If money is not a barrier, coming to terms with your level of connectedness to your neighbourhood and home can be the only thing you need to consider before making a decision to invest in expanding your home. For the rest of us, emotional ties are an important 1st step before exploring the feasibility and viability of expanding a home’s footprint. Here are some questions to ask yourself:

  • Do you feel relaxed in your home?
  • Do you feel safe in your neighbourhood and have a sense of being connected to your neighbours?
  • Is your neighbourhood in line with your values?
  • Do you feel rooted in your home or do you feel that you can pull up roots easily without any emotional fallout?
  • Do you have kids? If so, ask them how they feel or look at their relationships. Yes, they can make new friends, but if it’s important to you that your children form lifelong bonds, then give this some serious consideration.

2. SPATIAL LOGISTICS

  • Do you feel like you can move freely through your home?
  • Do you feel like your current layout provides barriers to creating a sense of order?
  • Do you lack storage space? Are there opportunities to create more storage space?
  • If you have children, do you foresee them growing out of their rooms? Do alternative arrangements for creating space exist as your children’s needs change?

This is where you are really going to see what kind of changes need to be made. Thinking through all the options of changes you can make to your home’s layout will bring you much closer to a decision. Drawing out your current floor plan will help you to map out the possibilities. Nowadays there are lots of apps and programs you can download to help you draw out a simple floor plan. If you don’t have the time or desire to do the work, consider enlisting design services from a designer or contractor to help you. As you analyze your measured floor plan, try to come up with at least a couple of ideas with the aim of making the most efficient use of the space you have.

3. FINANCIAL VIABILITY

Once you get to this point, you will need to do some research and compare some numbers. This will put you in a good position to decide whether or not building an addition is a viable option when compared to buying a new home with your desired footprint:

  • Hire an appraiser to do a walk-through of your home to determine it’s current market value. Compare that number to what you paid for your home, and look at what similar houses in your neighbourhood are selling for. This will get you a hypothetical scenario of your profit in the event of selling your home.
  • Speak with a contractor to get an idea of the costs involved with building a new addition to your home then talk to your bank about the possibility of re-mortgaging to help pay for the addition costs.
  • Look into the housing market at houses that meet your desired spatial requirements & square footage. What are they selling for? This will help you weigh the costs of building an addition against the projected value added to your existing home.

Studies show that nearly all of the cost of a mid-range two-story addition may be recovered at the time of sale. It is typically cheaper to build an addition than to buy a new home that equals the space of your existing house plus an addition.

At this very moment of writing, the snowfall that has descended upon the prairies is here to stay, signaling the inevitable- Winter is here! Outdoor projects have drawn to a close and the ground has now frozen pushing any plans for building additions until next Spring. And this year, the cloud of Co-Vid 19 hangs over us all adding a layer of heaviness to our already arduous and long Manitoba winters. For most of us, winters in Manitoba means hunkering down and enjoying the comforts of home. And while Co-Vid-19 weighs heavily on our shoulders, all we can do is allow ourselves to slow-down and enjoy the comfort of our homes…

For some of us, spending more time at home is bittersweet, shedding a spotlight on all the work that needs to be done. Instead of chilling out with a book, we plan projects to keep our brains occupied. 4 STEPS TO PLANNING YOUR DREAM BASEMENT…

1 MAKE A WISH LIST:

However you want to express your desires, whether it is a quick bullet list, idea bubbles or rough sketches, just empty it all out on paper and get it out of your head. Then you will be able to hone in on what is realistic. You will need to look critically at the space you actually have to work with and prioritize your spatial desires from most important to least important. If you find it a challenge to visualize your ideal space within the space you actually have, consider bringing in a designer or contractor to assist you. Retrofitting basement spaces can be particularly challenging especially in turn of the century homes where headroom space is limited. Bringing in someone with experience in basement remodels can help you refine your ideas and make realistic choices. A designer can also bring up fresh ideas that you might not have otherwise thought of on your own or, help you to do more with less.

2. GATHER IDEAS:

Once you’ve made up your mind on how you’re going to use your basement space, you’ll want to start gathering ideas for how you want it to look. Take your time to think about what reflects your lifestyle and sense of style, keeping in mind that your budget will play a key factor in the final look. There are lots of great sites featuring images of finished basements that can offer inspiration. When visiting friends’ homes, check out their basements to see if they have design elements you like. We all have cameras built into our phones so its easy to snap photos of design elements that inspire us when we are out in the world. Gather up all your ideas in one place like a physical or virtual idea board. This will help you to narrow down and ultimately define your final look. Once you have a good idea of the overall look, consider hiring a designer to assist you in bringing the look to life within your budget.

3. CHOOSE THE RIGHT CONTRACTOR FOR YOU:

Your surest bet is hiring a contractor with experience in basement re-models. Basements provide their own set of challenges depending on the age and footprint of your home. An experienced contractor will be able to foresee any potential challenges and will account for them in their design. Things like low ceilings, floor drains, foundation issues, escape routes and working around pipelines can require a lot of creative thinking and problem solving. Hiring the right contractor for the job will make all the difference. There are a lot of contractors in the industry who are eager to get your business. Interview at least three different contractors.

 

Before you engage a potential bidder, make a list of questions to ask them. It should follow suit that you do your own research before settling on a contractor. Check online for positive reviews and star ratings. A good company should have at least a few positive reviews under their belt. Checking court registries and public records before the interview puts you in the driver’s seat and positions you to ask pointed questions. If the company is re-branding themselves and has changed their company name and/or appears to be new to the industry, they may be hiding a checkered track record. A quick search on court registries can help you determine who is being transparent and who has something to hide. Here are some questions to ask contractors you are considering for your build:

  • Do they back up their work with a warranty?
  • Can they provide valid references (if they can’t and have no photographic evidence of completed projects, they may simply be new to the industry or they may be hiding something).
  • Can they provide you with any credentials (i.e. certificates of achievement or educational diplomas)?
  • Are they timely in their responses and demonstrate accountability in their communication with you?
    • Large gaps in communication, vague responses and ghosting are symptomatic of poor management and a lack of organization, or simply that they are too busy with other jobs to give you the time you deserve. If a contractor begins the relationship in this fashion, it likely signals a pattern of behaviour so trust your instincts. If something doesn’t feel right, then it likely isn’t. If their actions don’t match their claims, and they make self-inflated promises, don’t settle! An honest and transparent contractor will be realistic in their claims and forthright about their experience.

4. APPLY FOR A BUILDING PERMIT:

“Is a building permit necessary?” is a common question asked early on in the design process and is often not met with a clear answer. In short, when it comes to basement re-model, the common answer should be and is, YES. Because in most cases the purpose for re-modeling is to create a habitable space, there are mandatory building codes put in place to ensure the space will be built with the safety of its occupants in mind. If you go ahead and build without a permit, you will likely face fines in your future. And while the permit process is often met with a mix of reluctance and dread, it should be instead viewed as a vital part of the design process that will ensure the final design is done right, before starting the build. For homeowners, the permit process can be mystifying and stress inducing if you have never gone through it before (in most cases contractors will apply for a permit on the home owner’s behalf). We’ll take some time now to demystify the process:

First, if you think of the permit officer as an ally in the design process, you have already put yourself in a good position to win a permit in a timely fashion. The permit officer’s job is to assist you or your designer in bringing your dream design up to building code standards and ultimately, they help you to improve upon your design. This means that there is a back and forth dialog between the contractor or designer and the permit officer throughout the permit evaluation process. It also means that when a layout is submitted to the permit office, the design phase is not necessarily over. The length of the permit evaluation process depends on a handful of factors: The complexity of the design, whether the design is for commercial or residential occupation, the designer’s first-hand knowledge of building code and also their project load, and the volume of open applications that the permit officer is assigned to. From the homeowner’s perspective, it is understandable to feel like you are not in control of the process, because let’s face it, once your design is submitted for application, your dream (and life!) is put in the hands of complete strangers. This is where open communication and the accountability of the contractor is key.

A good contractor will keep you informed during the permit process and be transparent every step of the way. Remember that the relationship goes both ways and what you can do to help speed up the process is to ensure that all design decisions are finalized and approved before submitting the design for permitting. Homeowners can also help by giving their contractors the time, patience and trust to ensure a smooth process.

Through a combined understanding of the permit process and planning for the inevitability of delays occurring within the process, you will save yourself a lot of frustration. What you should expect from your contractor is that they are following up regularly with the permit officer and making all the necessary adjustments in a timely manner to ensure forward momentum. In the meantime, you can sit back and enjoy the calm before the storm, because once that permit is in the contractor’s hand, you can bet they are ready to pull the trigger on the build and you will be in the middle of a construction zone!
